The post-tax credit malaise continues as Central Kentucky’s housing market comes to grips with the “new” normal. July 2010 residential sales (585) were down 31 percent from July 2009 (852). Months of inventory increased a dramatic 61% to12 months. Pending sales for the month of July were down 30 percent versus July 2009 numbers.

LBAR announces $12.9 million in Montgomery County real estate sales as of June 30, 2010 - Jul 13th, 10
Single family residential sales increased 23 percent during the year-to-date 2010. A total of 118 sales were reported for the first six months of 2010 compared to 96 reported during the first six months of 2009. The median sales price in Montgomery County also increased, rising 15 percent to $97,250 during the same time period.

Residential sales jumped 31 percent, rising from 83 sales reported for the year-to-date 2009 vs. 109 sales reported for the year-to-date 2010. The percentage of list price attained in Woodford County increased 5.1% to 101 percent.

Single family residential sales saw an impressive gain in June 2010 when compared to June 2009. Sales reported increased 82 percent, jumping from 49 sales reported in June 2009 to 89 sales reported in June 2010.

Single family residential sales increased 35 percent in Madison County during June 2010 (65 units sold) when compared to June 2009 (48 units sold). Average days on market fell 6% for the same time period and 2% during the year-to-date 2010 vs. year-to-date 2009. The months of inventory fell 29% to 8.6. This decrease is a positive indicator; a balanced market contains 5-6 months of inventory.

Residential single family sales increased 14 percent during the year-to-date 2010 (217 units sold) vs. the year-to-date 2009 (191 units sold). During the same time period the median sales price increased 2 percent to $120,000 and the average days on the market fell 8 percent to 111 days.

Residential single family sales increased 23% during year-to-date 2010 (2,079 units sold) vs. year-to-date 2009 (1,695 units sold). The average days on market dropped 9% to 71 days, and the median sales price remained unchanged for the same time period at $150,000.
